FAQs

Buying a Home

How do I know if I’m ready to buy a home?

Buying a home is both a financial and lifestyle decision. If you’re looking for stability, equity building, or a space to make your own, you may be ready. I’ll help you review your goals and connect you with trusted lenders to explore next steps.

What’s the first step in the home-buying process?

Getting pre-approved with a lender. This helps us understand your budget, strengthens your offers, and ensures we’re looking at homes that align with your financial comfort.

How much do I need for a down payment?

Options vary — some loan programs allow as little as 3–5% down, while others may require more. I’ll guide you toward lenders who can explain what’s best for your situation.

What’s the difference between pre-qualification and pre-approval?

Pre-qualification is an initial estimate, while pre-approval involves a more detailed review of your finances. Pre-approval carries more weight with sellers and helps us shop with confidence.

Can I buy a home while selling my current one?

Yes. With the right strategy, we can coordinate the timing of your sale and purchase. I’ll help you explore financing and timing options so the transition is smooth.

What should I expect at a closing?

Closing is where all documents are signed, funds are transferred, and ownership officially changes hands. I’ll prepare you for every step so you know exactly what to expect.

Selling a Home

How do I determine the value of my home?

Online estimates often miss important details. I provide a market analysis based on recent comparable sales, your home’s features, and current market trends.

How do you market homes differently?

I use a combination of professional staging, photography, digital marketing, and my network to showcase your home and reach qualified buyers.

How should I prepare my home before listing?

Decluttering, light maintenance, and freshening up spaces can make a strong impression. I’ll provide tailored guidance and recommend trusted professionals if you’d like assistance.

What costs are involved in selling my home?

Sellers typically cover broker commission, attorney fees, and possible repairs or credits. I’ll outline estimated costs upfront so you’re fully prepared.

How long does it usually take to sell a home in Chicago?

Timing depends on market conditions, price point, and property type. I’ll provide you with current data to help set realistic expectations.

Working With Me

Why should I choose a broker over Zillow/Zestimates?

Algorithms don’t account for home condition, upgrades, or neighborhood dynamics. I bring market expertise, negotiation skills, and personalized strategy to protect your best interests.

What sets you apart from other Realtors®?

My approach blends data-driven strategy with a lifestyle lens. I focus on guiding clients toward choices that align with both financial goals and how they want to live.

How do you get paid as my agent?

In Illinois, as of January 1, 2025, and in line with the National Association of Realtors (NAR) changes effective August 17, 2024, we work under a written, exclusive buyer-broker agreement before touring any homes.

This agreement:

  • Outlines the specific services I’ll provide and is required by the Illinois Real Estate License Act

  • Clearly states the amount or basis of compensation, how it will be paid, and covers duration or termination terms

  • May be negotiated — you can discuss the scope, compensation structure (flat fee, percentage, etc.), and length of the agreement NAR.

While commissions are negotiable and not dictated by law, the agreement ensures transparency and clarity upfront. If a seller is willing to contribute to your agent’s compensation (often negotiated in your purchase offer), that will be documented; otherwise, you may be responsible as per our agreement

Why This Matters for You

  1. Clarity & Trust: You’ll know exactly what services you’re getting, and how much and how I’m compensated — before we begin the search process.

  2. Advocacy Protected: The exclusive agreement ensures my loyalty is to you — and you're protected if there’s insufficient compensation from the seller's side.

  3. Legal & Ethical Compliance: This meets Illinois statutory requirements and the NAR settlement changes, creating a fair and transparent process for buyers and agents alike

Do I have to sign a contract to work with you?

Yes — an agency agreement is required for me to legally represent you. This ensures your interests are protected throughout the process.

What neighborhoods and areas do you serve?

I serve Chicago, the Northwest Suburbs, North Shore, Northern Illinois, and also advise on select out-of-state markets. My role is to provide information and tools so you can choose the community that fits your needs.

Financing & Investment

What loan programs are available?

Common options include Conventional, FHA, and VA loans, along with programs for first-time buyers. I’ll connect you with lenders who can explain which programs may be available to you.

Can you help me find a lender?

Yes. I work with a network of experienced lenders who can help you explore financing tailored to your circumstances.

How much house can I afford?

That depends on income, credit, and comfort level with monthly payments. A lender will give you a clear picture — I’ll help you align your budget with your goals.

Is real estate still a good investment right now?

Historically, real estate has helped people build equity and wealth over time. I’ll provide current market insights so you can make an informed decision.

What’s the difference between renting and owning financially?

Renting is often more flexible, while owning builds equity and potential tax benefits. I’ll help you run the numbers to see what makes sense for you.

Q: Can you tell me about the community?
A: Every community has unique features, such as walkability, local businesses, and housing options. I’ll provide resources and data — and you can explore what feels right for your lifestyle.

Q: Can you recommend local businesses and contractors?
A: Yes — I have a trusted network of attorneys, inspectors, contractors, and service providers I can share.

Q: Do you help with investment properties or vacation homes?
A: Yes. I work with clients on residential, investment, and second-home purchases, tailoring strategies to your financial and lifestyle goals.

Logistics

Q: How do showings work?
A: Showings are scheduled in advance at times that work for you. Buyers tour with me or their agent; sellers receive notice before showings take place.

Q: Do I need to be present for inspections and appraisals?
A: Buyers are encouraged to attend inspections to ask questions. Appraisals don’t require your presence — I’ll coordinate directly.

Q: How often will we communicate during the process?
A: Regular updates and open communication are part of my service. You’ll always know where we stand, and I’m available for questions anytime.

Q: What happens if I change my mind after making an offer?
A: Purchase agreements include contingencies (financing, inspection, appraisal). I’ll guide you through your rights and options at every step.
